Most masonry does not fail all at once.

Mortar joints open gradually. A few bricks begin to spall. One section of stone loosens. A chimney starts taking on water. Small cracks appear around an opening.

Those early signs are often the best time to act, because a localized repair may still be possible while most of the surrounding masonry remains sound.
